Fire doors play a very important role in building safety in the event of a fire as they compartmentalize the building and therefore allow people time to get out of the building or provide safety in an area until such time as they can be rescued eg a FD60 door will resist fire for 60 mins.
A fire door is comprised of more than just the door itself. Any test ratings will refer to the “complete installed assembly” of the door, seals, frame, glazing and ironmongery. If any features of this assembly are altered it can affect the effectiveness of the door and the fire rating. It is therefore essential that the door plus the seals and fixings are installed as per the requirements for each individual door. The components of a fire door need to be rated for use, installed competently and regularly inspected and maintained.

ENQUIRE NOWThe current legislation puts the responsibility for the fire safety of properties under control of building owners and managers.
It may be a requirement of your insurance policy to ensure that fire resisting doors and escape doors are correctly installed and maintained, in order for them to be fit for propose.
The risk assessment and the amount of traffic the doorway is subject to will determine the frequency of maintenance checks recommended:
Under EU and UK regulations it is recommended that fire door sets are installed and inspected regularly by a certified installer and maintainer. Fire Door sets must be checked every 3, 6 or 12 months depending on the volume of use. The legal requirements regarding fire door sets in Ireland are due to change to be in line with those regulations already in the UK and Europe BS 476: Part 22: 1987 (British Standard) BS EN 1634-1: 2008 (European Normative standard) . Many insurance companies in Ireland are already requiring that fire door sets are installed and maintained by a certified person.
We carry out a site survey /inspection of fire door sets and issue a full report, with photos, giving details of any maintenance that is required in order to bring the fire door set up to standard. Alternatively, if the door set is beyond repair, we will advise that a new door set needs to be installed and we will issue an installation cert upon completion.
Upon completion of the required maintenance works identified during our site inspection, we will issue a detailed maintenance report with before and after photos showing the maintenance works that were carried out. We will then issue a maintenance cert stating that the door has been brought up to Q Mark standard. A maintenance schedule for regular inspections of the fire door set can then be put in place to ensure that it remains up to Q Mark standard. These inspections will be required every 3, 6 or 12 months depending on the volume of use.
